Facing the Back Half of 2026 With Optimism in a Fluctuating Market.

If you were to look back at our market predictions in early 2026 not even the most studied minds could have foretold the ways in which the Australian real estate market would swing, dip and loop back around again. However, amid an international geopolitical conflict, budget tax changes, buyer and seller nerves, a housing shortage crisis, interest rate rises and inflation – there is still a positive story to tell as we look towards the back half of 2026. Sitting down with Witheriff Group Director, Nick Witheriff proffered his predictions for the rest of the year, and they come with optimism and clear thought-leadership in how to weather the demands of the local Tweed Coast real estate market. One of his big takeaways when assessing how the rest of the year could play out, Witheriff says there is a compelling narrative when it comes to owner-occupier demand having a positive flow on effect to the local market. “I think overall the higher demand for owner-occupier ownership demographic is allowing for more consistency with achieving the sales and the pricing that the owners and buyers are looking to meet at,” he said. “There’s certainly been some caution from buyers moving but what’s helpful is there are opportunities around.” The demand is there and things are moving. While we are hearing of some cooling factors gripping major cities like Sydney and Melbourne – here in our Tweed Coast pocket the extent of tax reform effects are not being felt as keenly. Witheriff expects those conditions to continue through the back end of the year. “We’re not finding that (lack of engagement from buyers) here because of the demand to live in this lifestyle,” he said. “We’re also noticing that there’s still some interest from holiday investors who are purchasing second and third properties as they look to forecast ahead with their retirement plans. For many of these buyers it will be a principal place of residence in the future and therefore some of the changes handed down from the government around negative gearing and capital gains tax have been ignored by them because they are going to use it as a home eventually.” While there are positive predictions to be warmed by, Witheriff is also realistic about the challenges the market faces. In particular he cautions that a cooling of some sections of the market will require industry experts to assist with dynamic strategies for those campaigns. “We’ve probably seen a softening of pricing between $2 and $4 million mark and that’s somewhere around at 5 to 8 per cent,” he said. “We’d all have our heads in the sand if we didn’t agree that we’ve had to adjust expectations to get results in that space because there is more competition. There are more properties in that range and buyers have choices. So naturally they’re negotiating on multiple properties with a view that they’ll probably be looking at achieving a fair result. “Sellers in that range are finding they’ll sit longer on market before they accept a 5 to 8 per cent decline on what they have expected. Whereas if they’re pricing them well, they’re moving quickly and they are sitting on the market for fewer days.” As we prepare to enter the notoriously busy spring selling season, Witheriff says he feels buoyed by the residential market on the Tweed Coast. “I think the resilience of bias to keep purchasing through uncertain times has showed that we’ll probably just start to get more confidence back through the rest of 2026,” he said. And with that we look forward to a big push to end the year with confidence, clear direction and a depth of experience to tackle 2027.

Weathering Market Volatility and Business Wins In Q2 at Witheriff Group.

As we enter the second half of the year, it’s time to reflect on quarter two and the conclusion of what has been a period of volatility in the market at large, paired with some big wins at the Witheriff Group. Never a dull moment in real estate, Q2 proved that best laid plans and predictions are a fools errand with the war in the Middle East, rising oil prices, budget tax changes and inflation-led interest rate hikes all having considerable knock-on effects which soften the market. A snapshot at an unpredictable market. There were several factors that had a considerable impact on the real estate market across Q2. Chiefly among them was the 2026-2027 Federal Budget which was announce on May 12 bringing with it a sweeping host of changes to tax cuts. Capital Gains Tax and negative gearing were both altered which had a significant effect on investors resulting in a decline in buyer interest. Witheriff Group Sales and Marketing Associate, Rocco Rachiele says this resulted in some trends across the local market. “Across Q2 we’ve seen a more properties with an uptick on slightly longer days on market,” says Rachiele. “We’re also seeing lower auction clearance rates and lower general inspection numbers across most property price points.” However, despite this softening there were still some encouraging flows in the market with Rachiele observing keen interest from motivated buyers. “The biggest drivers of activity across the last quarter has been buyers who are either cashed up and want to park their capital in bricks and mortar, or people who are ready and in the position to upsize/downsize or move into the area for medium to long term lifestyle change,” says Rachiele. “At the same time, we’ve been called to create some very creative deals which include subject to sales and deposit releases.” Locally we have also been following a continued trend of beachfront properties coming to market as homeowners take advantage of several new build luxury apartments nearing completion opening up opportunities for downsizers. “We’ve had some great beachfront results this quarter with multiple sales which speaks to an upward trend continuing on from the beginning of 2026,” says Rachiele. “This trend has been punctuated by two massive beachfront results at 25 Cylinders Drive and 55 Cylinders Drive off-market, solidifying the notion that premium homes offering scarcity, such as on the beachfront location, are still highly sought after and valuable.” Cylinders Drive in Kingscliff remains one of our strongest performers with over $100 million in sales secured in the exclusive enclave over the past 12 months. Despite the larger market volatilities we will continue to stay keenly tuned into these opportunities to deliver the best results for our vendors. Big business wins amid the volatility. At the Witheriff Group, 2026 has undoubtedly been earmarked as a year of growth for our organisation with our team expanding and operations branching out into the opening of a new office in Pottsville. We are also proud to announce that we have received a number of nominations and awards to solidify our positioning as market and community leaders. We were finalists in the REA Excellence Awards for Contribution to Local Community, we won Agency of the Year for Kingscliff and Casuarina (RateMyAgent), we took home the award for Outstanding New Business at the Tweed Business Awards and Jordan Brown was announced as the top agent for Kingscliff and Casuarina (RateMyAgent and RealEstate.com). We also saw some big wins in the area with a landmark sale for Nick Witheriff securing a commercial deal in Cabarita for a record $11.35 million. “It has been an exciting time for our team, with some incredible milestones along the way,” says Witheriff Group Director, Nick Witheriff. Witheriff says that while it is an honour to be recognised with awards and nominations, the real driving force behind the Witheriff Group’s success is the pride the team takes in helping the members of this community. “More importantly though we’ve had the privilege of helping 192 families buy and sell across the Tweed Coast,” he says. “As we look ahead to the new financial year we’re excited for what’s to come and remain committed to delivering exceptional results.” Looking ahead – a fresh perspective, bold strategy. As we enter Q3 and a new financial year, the Witheriff Group team is feeling bolstered by fresh energy and renewed strategy to push through any unpredictable market shifts with our commitment to a high-level service. We’re always shifting and tailoring our offering to where the market sits but Sales and Marketing Associate Rocco Rachiele predicts Q3 will bring some great opportunities when enlisting the right strategy.  “Strike while competition is low, astute buyers see this as a great buying opportunity to get quality properties at great value prices,” says Rachiele. “This window won’t last long, as we’ve previously seen, it takes a few positive reports around interest rates and the general economy and that window could be closed.” Here’s to a successful Q3 and new financial year.

Nick Witheriff’s 2026 Market Forecast.

A cash rate hike, an incredibly competitive market, a cracking Summer Auction Event and a slew of sales under the Witheriff Group banner and it’s only February. 2026 is shaping up to be yet another interesting year for the local Tweed Coast market and we’re strapped in and ready for the ride. Witheriff Group Director, Nick Witheriff has given us his insights on how an ongoing tightening of supply will dictate growth and results across Casuarina, Kingscliff, Cabarita and Pottsville; a forecast on how rapid infrastructure growth will shape the area over the coming 12 months and the big plans for the business and beyond.     Supply to remain tight throughout the year. Competitive conditions show no signs of slowing down and in fact these trends will only tighten over the next 12 months says Witheriff. For prospective buyers looking in the 2487 postcode and surrounds this means they’ll be able to purchase a near new home for what it would cost to replace it when considering land availability and rising construction costs. “There’s a big opportunity for people to buy in existing homes now where the value of those below replacement should increase to at least match what it would cost to replace,” says Witheriff. “There are a lot of homes in this Tweed Coast area that aren’t that old and they still have builders warranty attached to them. And therefore, in my opinion, will undergo significant value growth because the land and construction are both expensive.
He says this growth will come as demand grows from owner occupiers and this trend will continue well into the next few years. “What I believe will occur is that over the next 12 months to two years, we’re going to see more competition around existing homes for those reasons. When that starts to come through, we’re going to have multiple offers on properties again.”     Tweed Coast booms with significant infrastructure growth. Another big forecast that will no doubt have a flow on effect to the local real estate area is the significant infrastructure boom being felt keenly throughout the Tweed Coast region. Witheriff says the introduction of the state-of-the-art $720 million Tweed Valley Hospital, which opened in 2024, has underscored the beginning of a huge era of development in the area.  “There will be more staff moving to the area with growing job opportunities available and they’re all going to need to live somewhere locally. Naturally, this creates demand in the local market,” he says. With the development of a new suburb, Kings Forest, well underway, an opportunity to service the growing demand for property is ripe for the picking. “We’ve got Kings Forest, which will provide an additional 4.500 house lots to the area,” he says. “That development will come with an influx of amenities including shopping centres’, schooling facilities, libraries and bulky goods retail operators. That is also going to create a positive ripple effect for this area in terms of what it might do for the Tweed Coast, particularly beachside suburbs from Fingal down to Pottsville.” Kings Forest will undoubtedly be a key area of focus for the Witheriff Group with positive conversations already being had with key stakeholders. With suburbs like Casuarina, Kingscliff, Cabarita, Kings Forest and Pottsville offering the perfect location for those wanting to be close to the amenities of the Gold Coast – including the international airport just 20 minutes north – and all the benefits of a coastal lifestyle, you can see why the Tweed Coast region is set to grow even further in 2026.     Witheriff Group expansion and beyond. There’s no doubt that since opening the doors to the first Witheriff Group office in 2024 the company has gained rapid momentum in establishing a best-in-class presence in the Tweed Coast region. The growth has happened quickly – but with clear intention and consideration. Witheriff is keen to capitalise on that energy to take the Witheriff Group brand through 2026 and beyond by focusing on building a team anchored in experience with a high-level of skillset. “We have undertaken a huge amount of change in growth in the last 12 months,” says Witheriff. “I’m really proud of that. I think what’s really pleasing is that we’re attracting good people. Our doors are always open for developing and working with experienced people in their field. And what we’re fortunate to have is a team of individuals who are best in class and are looking to learn and develop their skills.” After the opening of Witheriff Group’s latest office in Pottsville, Witheriff’s 2026 business goals are clear: seek opportunities and execute them. “Opening the second office in Pottsville creates opportunities for us to service a new section of our market – a community that is rich in history – that is widely regarded as one area that is likely to undertake a larger percentage of growth than any other township in the Tweed.” Reach out to the team at Witheriff Group today to find out more. =

Witheriff Group Market Report: October 2025

Properties take longer to sell in the Northern Rivers this spring, and that’s good news. The market found its natural pace after months of compressed urgency. First-home buyers get breathing room to research properly, negotiate with confidence, and make decisions without competing offers forcing instant choices. Witheriff Group had a strong September. Ten properties sold, totalling $19 million. We also set a suburb record at 27 Habitat Drive, Casuarina, and sold 20 Central Park Lane pre-auction for $1,950,000. Market Trends & What Buyers Need to Know The Northern Rivers market behaves differently this spring. Properties take longer to sell because buyers do proper due diligence now. They make considered offers. They take their time. This pattern shows up most clearly in well-located units and townhouses under $900,000, where first-home buyers returned in force. What’s Driving Activity This Month: First-Home Buyers Returned – Properties under $900,000 in walkable, beach-close areas see higher inspections and early offers. Kingscliff, Banora Point, and Pottsville show the lift. First-home buyers now compete with investors who recognise good rental yields. Buyers Move With Confidence – Finance approvals happen faster. Buyers attend multiple inspections. Offers hit paper sooner. The uncertainty from earlier this year shifted to measured confidence. Time Works in Your Favour – Properties stay on market longer. You can research properly. You can understand what comparable sales really mean. You can negotiate from knowledge, not urgency. For First-Home Buyers: Shopping under the first-home buyer scheme? Focus on move-in ready properties with low strata fees or minimal upkeep. These factors matter more than buyers realise. High ongoing costs erode a lower purchase price fast. The current pace favours those who do their homework. Well-located properties with strong fundamentals still move quickly. But you won’t miss out because you took an extra day to prepare your offer. Key Success & Business News October marked one year of Witheriff Group operating independently. We brought buyers and sellers together for an in-room auction event that produced genuine outcomes: Five properties sold, four more under negotiation. The event worked because preparation met opportunity – accurate pricing, motivated buyers, and properties that deserved attention all came together in one room. Notable Sales & Property Updates 27 Habitat Drive, Casuarina Set a new record for non-beachfront properties in the suburb. Nick Witheriff completed the sale after the Spring Auction Event. Buyers recognise quality and location beyond the immediate beachfront strip. 20 Central Park Lane, Kingscliff  Sold pre-auction for $1,950,000, reinforcing Kingscliff’s established market strength. The pre-auction sale demonstrates serious buyer interest and the effectiveness of proper marketing campaigns. Off the Plan Developments Three developments reach critical milestones that matter for buyers considering their next move: SOLIS Pottsville – Final Stretch Completion: 6 weeksRemaining: 5 residencesOpportunity: Move in before Christmas or capture summer holiday lettings SOLIS enters its final construction phase. Witheriff Group Market Report: August 2025 – Spring Market Update

Spring has arrived early on the Tweed Coast, and with it comes the year’s most promising market conditions. August delivered exactly what we expected: motivated buyers, multiple offers, and well-priced homes moving with remarkable speed. The numbers tell a compelling story of a market hitting its stride just as seasonal momentum builds. Market Trends & What Buyers Need to Know Speed is Everything – Properties under the $2 million mark are moving faster than ever. Well-priced homes aren’t just selling quickly, they’re generating multiple interested parties within days. Our average days on market continues to outpace regional trends significantly, with buyers needing to act decisively or risk missing opportunities entirely. Contract Activity Surging – We’re seeing a notable increase in contracts requested, which tells us buyers aren’t just looking – they’re ready to secure properties. This shift from casual interest to serious action indicates genuine market strength and buyer confidence. Off-Market Opportunities – The best deals continue to happen before properties hit the open market. Prepared buyers with finance ready and strong agent relationships are securing premium properties through early access arrangements. These transactions often happen within 48 hours of initial contact. What This Means for Buyers Finance First – Pre-approval isn’t optional anymore. Properties move too quickly for buyers still organising their finances. Have your lending sorted before you start seriously looking. Stay Connected – Regular contact with your agent matters. The best opportunities go to buyers who’ve built relationships and proven they’re ready to move quickly when the right property appears. Act Fast on Value – When a well-priced property appears, especially under $2 million, expect competition. Multiple parties are becoming standard, not exceptional. Notable Sales & Success Stories 2 Shipstern Street, Kingscliff sold in just 3 days pre-auction for $3.25 million. Several interested parties competed for this architecturally designed home in Salt Village, proving the market’s appetite for quality contemporary properties. Sold by Shaun Cardillo and Nick Witheriff. 95 Cylinders Drive, Kingscliff achieved a landmark sale along the prestigious beachfront strip. Sold by Carol Witheriff and Nick Witheriff. 8 Vanda Lane, Casuarina sold for $2,525,000 in just 20 days, generating over 30 enquiries and resulting in 6 contracts issued. This fantastic result demonstrates the continued strength of the Casuarina market. Sold by Brian Dangerfield. 66 Cylinders Drive, Kingscliff sold for $3 million, another strong result in the tightly-held Cylinders Drive precinct. Sold by Jordan Brown. These results share common threads: quality presentation, realistic pricing, and strategic marketing that reaches the right buyers quickly. EOFY Market Wrap: How Kingscliff & Cabarita Defied Market Headwinds in FY 2024/25

While much of Australia’s property market wrestled with interest rate pressures and affordability constraints through FY 2024/25, two coastal enclaves in the Tweed Shire quietly delivered the kind of performance that makes seasoned investors take notice. Kingscliff and Cabarita didn’t just weather the storm – they thrived in it. The numbers tell a compelling story of resilience in uncertain times. Kingscliff delivered solid 10.4% annual house price growth, pushing the median to $2,015,000, while neighbouring Cabarita outperformed with 13.6% growth reaching a median of $2,045,000 (Witheriff Group Property Market Report May 2025). These aren’t the modest gains you’d expect from a challenging market cycle. They’re the results of genuine supply-demand imbalances playing out in markets with fundamentally strong appeal. What makes these figures particularly noteworthy isn’t just their strength, it’s how they emerged against a backdrop of broader market caution. While metropolitan markets grappled with affordability pressures and regional centres saw patchy performance, these two coastal communities demonstrated the kind of market dynamics that separate truly desirable locations from the rest. The unit market tells an even more dramatic story, particularly in Cabarita where apartment values surged 30.7% annually. This exceptional growth dwarfs Kingscliff’s more modest 1.9% unit growth, suggesting specific supply constraints or buyer preferences driving Cabarita’s apartment market to new heights. Such divergence between neighbouring markets often signals distinct buyer demographics or development patterns worth understanding. Sales velocity provides another layer of insight into market strength. Properties in both locations moved at 66-68 days on market – less than half the 155-day regional average. This acceleration suggests genuine buyer competition rather than speculative price inflation. When quality stock sells quickly in a cautious market, it typically indicates buyers recognising genuine value or scarcity. Record Sales Signal Market Depth The financial year wasn’t without its standout transactions. October saw 83 Cylinders Drive change hands for $8.35 million, while May delivered the AMARETTO penthouse sale at $7.5 million. These aren’t isolated trophy sales – they represent the upper end of markets with genuine depth and sustained buyer interest across price points. Perhaps most telling is the buyer composition driving these results. Interstate enquiries dominated both markets, accounting for 67% of Kingscliff interest and 64% for Cabarita. This external demand suggests these locations aren’t just benefiting from local market dynamics but attracting genuine interstate migration and investment capital. Such buyer patterns often indicate sustainable demand rather than short-term market aberrations. The cash settlement data adds another dimension to understanding these markets’ strength. With 42% of all transactions settling in cash compared to the 25.6% national average (PEXA cash property purchases data), both locations attract buyers with significant financial capacity. High cash settlement rates typically indicate either downsizing activity from established wealth or investment capital seeking stable returns. Either way, it suggests buyer quality that can sustain market momentum even when credit conditions tighten. Transaction volumes provide the final piece of the puzzle. The financial year concluded with 120 Kingscliff house sales and 41 Cabarita transactions. These numbers represent healthy market activity without the oversupply concerns that can undermine price growth. The ratio between the two markets – roughly 3:1 – likely reflects Kingscliff’s larger established housing stock versus Cabarita’s more boutique market character. Several factors explain this outperformance. Location remains paramount – both areas offer genuine coastal lifestyle appeal within reasonable reach of major population centres. The Gold Coast Airport proximity provides connectivity that lifestyle markets increasingly demand. Quality infrastructure, established amenities, and planning constraints limiting oversupply all contribute to market fundamentals that support sustained value growth. The interstate buyer dominance reflects broader migration patterns accelerated by remote work flexibility and lifestyle reassessment following recent global events. These aren’t speculative buyers chasing quick gains but households and investors making considered decisions about where to live and invest long-term. Market dynamics also benefit from the finite nature of premium coastal land. Unlike greenfield development areas where supply can expand to meet demand, established coastal locations face natural supply constraints that support value appreciation when demand strengthens. Sustainability Factors and Forward Outlook Looking ahead, several indicators suggest continued market strength. The cash settlement prevalence indicates buyer quality that can weather interest rate cycles. Interstate buyer interest suggests demand sources beyond local economic conditions. Sales velocity demonstrates market liquidity that supports ongoing transaction activity. However, sustainability depends on maintaining the lifestyle and infrastructure appeal that drives initial interest. Overdevelopment, infrastructure strain, or amenity degradation could undermine the foundations supporting current performance. The broader economic environment will also influence future performance. Interest rate directions, interstate migration patterns, and broader economic confidence all impact lifestyle market dynamics. While current fundamentals appear strong, these markets aren’t immune to broader economic headwinds. For investors and owner-occupiers, these results demonstrate the value of location selection based on genuine lifestyle appeal and supply constraints rather than speculative market timing. Markets with inherent scarcity and sustained buyer interest from multiple sources tend to outperform through various economic cycles. The FY 2024/25 performance in Kingscliff and Cabarita provides a masterclass in how superior locations can deliver growth even when broader market conditions remain challenging. Quality always finds its market – and these results prove it. Data sourced from Witheriff Group Property Market Reports May 2025 and April 2025, with cash settlement data from PEXA cash property purchases analysis.

Witheriff Group Market Report | APRIL 2025

April delivered a steady pulse of activity across the Northern Rivers, with lifestyle-driven demand continuing to underpin buyer behaviour. In core suburbs like Kingscliff and Casuarina, the appetite for premium homes and well-located apartments remained strong. New listings gained traction, off-market interest held firm, and our team welcomed a seasoned agent to help meet growing demand. Market Overview: Kingscliff & Casuarina The local property landscape continues to reflect the Northern Rivers’ enduring appeal, especially in tightly held coastal pockets. Here’s a look at the numbers across Kingscliff and Casuarina.  Kingscliff Casuarina Market Insights Investor confidence is growing across the board, but Casuarina’s unit market has emerged as a clear standout. A 30.7% annual growth rate paired with a 4.2% rental yield is drawing interest from buyers seeking strong returns alongside lifestyle appeal. Kingscliff, meanwhile, continues to deliver steady, long-term value, with house prices remaining well above $2 million and yields sitting comfortably above 3%. Both suburbs are feeling the squeeze of low rental availability and limited listing stock. This scarcity is fuelling urgency among buyers, particularly for turnkey homes and low-maintenance apartments that cater to downsizers, investors, and busy professionals alike. Units in particular are seeing fast take-up, supported by the growing demand for simplified living near the coast. For buyers, preparation and speed are critical. Properties are moving quickly, often before public release, and flexibility around settlement terms can open up doors. Sellers are more open to tailored negotiations, but it pays to be proactive. In the prestige market especially, opportunities are often exchanged off-market, making strong agent relationships essential for those seeking standout results.
