Cudgen Properties On The Rise As Generational Holdings Are Unlocked.

As soon as you drive into Cudgen a special feeling takes hold. The rich red soil rolls into rows of crops before opening up into the big blue sky.

It’s no secret that land in Cudgen is hard to come by. Traditionally farmland, these lots of land are held generationally but we’re now seeing an interesting trend with properties coming to market in 2026.

We sat down with Associate Director of Sales Shaun Cardillo to get an understanding of why Cudgen listings are on the rise and where the intense demand for these properties is coming from.

When looking at the types of properties in Cudgen, Cardillo says you’ve got a mix of both farmland acreage and new residential pockets.

“There are a lot of generational farm or family holdings in this region,” he says.

“People have owned these big farms which have been divided off into sections over the years which then get passed down to kids and then grandkids through inheritance.

You’ve got farms that might be three or four or five acres. They’re very tightly held, because it’s beautiful acreage, quiet and ten minutes to the beaches.

There’s also the residential stock in Cudgen which is comparative to Kingscliff, Casuarina and Cabarita.

“This stock is affordable and appealing to young families given the proximity to the local school with a small country town feel and yet you’re just a few minutes from the beach, the hospital and local amenities.”

These rare listings can pop up once or twice a year; however we’ve already seen a number of properties become available in the first few months of 2026.

Firstly, we saw 298 Cudgen Road come to market that garnered a huge response from the public. The 2,000sqm property went to auction with a number of registered buyers and eventually went under the hammer for $1.16 million.

Just a few short weeks later Cardillo found himself running a campaign for yet another incredibly rare listing at 740 Cudgen Road. The interest in this property has by far eclipsed any other listing in the Witheriff Group’s history with it becoming the most enquired property to date.

When quizzed about why Cudgen is garnering such attention from the public, Cardillo says it comes down to several key features which appeals to a broad spectrum of buyers.

“Anybody that looks at property as a long-term investment, acreage or larger block holdings close to the coast are always appealing,” he says.

“Large blocks are appealing to families that want a bit more space. There are also a lot of people that need extra space for storage for small businesses. There are a whole range of reasons why people come and look at these properties in Cudgen – ultimately, it’s because it’s rare stock. All of those ingredients put together means it’s going to be an exciting buy for somebody.”

Back in 2024 the state-of-the-art Tweed Valley Hospital brought new attention to the area and with neighbouring suburb Kings Forest under construction, we’re undoubtedly entering a new era of growth.

With more tightly held properties coming to market in Cudgen, we’ve earmarked this area as one to watch in the coming months and years.

Keep an eye out – your opportunity to capture a rare slice of paradise could be just around the corner.
