How Kingscliff and Casuarina Quietly Redefined Coastal Luxury in 2025

Not long ago, Kingscliff and Casuarina were the Tweed Coast’s best-kept secrets – places where barefoot beach living didn’t come with a million-dollar price tag. Fast-forward to 2025, and these two Northern Rivers suburbs have quietly but decisively stepped into the national spotlight. What we’re seeing now is a shift in pricing and perception. These aren’t just beautiful places to live. They’ve become benchmarks for modern coastal prestige in Australia.

This change hasn’t come overnight. It’s been building over years, driven by sea-changers, smart investors, and high-end owner-occupiers who recognised early what the rest of the country is just catching up on: the rare balance of lifestyle, amenity, and community that Kingscliff and Casuarina offer. But if you think this is just another case of pandemic-era migration pushing up prices, think again. This is something deeper and more durable.

The Numbers Tell the Story

In Kingscliff, the median house price hit $2 million in early 2025, according to CoreLogic’s March Home Value Index. That’s nearly 10% growth over the past year alone, well ahead of the broader Northern Rivers trend. Casuarina has followed suit, climbing to around $2.1 million.

Limited stock plays a big part – just 41 house sales in Casuarina last year, and 120 in Kingscliff. But perhaps the most telling indicator of confidence in this market was the $24 million land sale at 4-8 Bells Boulevard that settled in July. This site in the heart of Kingscliff’s Salt Village will become home to a $200+ million mixed residential and commercial development, delivering more than 100 new homes to the area. When developers are willing to invest at that scale, it signals something significant about long-term demand.

But demand isn’t just strong, it’s strategic. Buyers know what they’re getting here, and they’re not holding back.

The pace of sales tells the story better than any price tag. Most properties now sell within 60 to 70 days, often quicker when it’s the right home in the right location. Despite a string of interest rate increases over the last 18 months, this market hasn’t blinked. We’re still seeing cash buyers, high-equity upsizers, and relocators from Sydney, Melbourne, and Brisbane who are already sold on the lifestyle and ready to act when the right property hits the market.

New Benchmarks at the Top End

What really defines these two markets in 2025 isn’t just the price floor – it’s the ceiling. In Kingscliff, recent beachfront sales are setting new benchmarks. The House of Sakana on Cylinders Drive sold for a suburb record of $8.95 million, a figure that would’ve sounded like fiction just a few years ago. In Casuarina, a custom build on Echo Lane reached $5.2 million and drew interest from across the country.

These aren’t one-off anomalies. They’re a reflection of a maturing prestige market where true beachfront homes have become something of a collector’s item.

Resilience Through Uncertainty

Neither suburb has had a completely smooth ride. Like most of the country, we saw a dip in 2022 and early 2023 as buyers grappled with economic uncertainty and rising interest rates. In Kingscliff, the median pulled back by around 12% according to CoreLogic’s market correction analysis.

But what followed was telling. Rather than a prolonged slump, both suburbs rallied hard in the latter half of 2023 and into 2024 – recouping losses and pushing beyond their pre-COVID peaks. This wasn’t a fluke. It was a sign of resilience, underpinned by long-term demand and a very clear lifestyle proposition.

The Real Pull: Lived Experience

That’s where the real story sits. Yes, the numbers matter. But it’s the lived experience that makes people stay. Waking up to ocean air. Walking to the local café barefoot. Kids riding bikes to school. Morning swims followed by school drop-off and a Zoom call from your home office. This is what locals do here every day. That’s the pull. And it’s why buyers are so quick to move when the right listing appears.

What We’re Seeing on the Ground

At Witheriff Group, we’ve felt this shift firsthand. We’ve helped clients who bought modest homes in Kingscliff a decade ago now upgrade to luxury beachfront with substantial equity behind them. We’ve handled off-market deals for buyers who didn’t blink at the asking price because they knew they’d be waiting another five years to see something similar come up again.

The most telling trend we’re seeing? It’s not investor churn or short-term speculation. It’s families planting roots and planning long-term. That says more about the strength of this market than any single sale ever could.

For Buyers: Move Fast, Come Prepared

The message is simple: move fast, come prepared, and know what matters to you. Turnkey homes with beach access are in hot demand and rarely last. Auction clearance rates across the region exceed 90%, and negotiation windows are tighter than they’ve been in years. You might get lucky with a private treaty, but if you hesitate on a beachfront block, chances are someone else already has a contract in their inbox.

For Sellers: A Rare Window

For sellers, 2025 presents a rare window. We’re in a market with low stock, motivated buyers, and record-setting results at the top end. If you’re holding a unique home – especially something with architectural appeal, ocean views, or walk-to-beach access – there’s arguably never been a better time to bring it to market. We’re seeing buyers with budgets between $3 million and $6 million actively looking, and the demand at that level is only getting stronger.

A National Shift

What’s happening here in Kingscliff and Casuarina isn’t just a local story – it’s part of a national shift in how people value coastal living. According to the Australian Bureau of Statistics, luxury regional markets like ours led the nation in price growth over the past year. But unlike some oversaturated holiday towns, our growth still feels intentional. Grounded. Community-led. That’s what makes this place special, and that’s what we aim to preserve as the market continues to evolve.

The million-dollar entry point might raise eyebrows, but for many buyers, it’s worth it. This is where you can live the coastal dream without the compromises. That’s the real value of Kingscliff and Casuarina in 2025. And it’s why we believe the best chapters for this coastline are still being written.
