Ask any local agent what 2025 feels like on the ground and you’ll get the same response: demand is still running high and the buyer pool is more varied and competitive than ever before. What was once a relatively quiet corner of the Northern Rivers is now a focal point for sea-changers, prestige investors, and locals looking to upgrade without moving far.
At Witheriff Group, we’re seeing three dominant buyer profiles:
First, interstate migrants, mostly from Sydney and Melbourne, continue to make up a sizable portion of high-end property inquiries. These buyers typically come armed with solid sale proceeds and are targeting lifestyle homes near the beach or village centres. Many are escaping the grind looking for a slower pace, cleaner air, and homes that support remote work and leisure. Their budgets are healthy typically $2.5 million to $4 million and they’re not wasting time. When they find the right fit, they act quickly.
Next, we’re seeing a steady rise in local up-sizers. These are homeowners who bought in Salt, Kingscliff, or Pottsville five to ten years ago and are now upgrading within the region. They’ve built solid equity and are looking for larger homes, more land, or prestige finishes often in the $2–$3.5 million range. Unlike past trends, these buyers aren’t leaving the region they’re doubling down on it.
Lastly, there’s a growing pocket of expats and retirees some returning from overseas, others cashing in on metro assets and choosing lifestyle over location. While smaller in number, they’re often buying without finance, drawn to high-quality homes in low-maintenance settings. Prestige town homes, beachfront apartments, and newer duplexes in Casuarina and Kingscliff are key targets here.

Demographic shifts are confirming what we’re seeing on the ground. According to the most recent Tweed Shire Council data, the median age in key suburbs like Casuarina and Kingscliff is rising up by nearly 3 years since 2020. Yet there’s also growth in the family demographic, particularly around new estates like Kings Forest and the Drift precinct. It’s a tale of two markets: older buyers with cash and time, and younger families looking for long-term community investment.
The sentiment among buyers, particularly at the prestige end is best summed up in a word: urgency. We’ve spoken with multiple clients in recent weeks who have described “unprecedented interest” in open homes, especially along beachfront streets and near Salt Village. The FOMO (fear of missing out) is real, especially among buyers who missed opportunities in 2022 or 2023 and are determined not to repeat the mistake.

While capital growth remains a long-term driver, many buyers particularly those from outside the region are also focused on rental return potential, especially in Casuarina and Kingscliff where tourism and short stays are strong.
Holiday rentals remain a major drawcard, especially for apartment buyers. A well-located, two-to-three-bedroom apartment in Kingscliff or Casuarina can comfortably return $1,200 to $2,000 per week during peak seasons (Source SaltPM). Many buyers are using this model to balance lifestyle access with rental yield occupying the home part of the year, and listing it on short-stay platforms the rest.
At the same time, long-term rentals remain in short supply, with vacancy rates under 1%. That’s putting upward pressure on rents, and landlords are reporting consistent income with minimal downtime between tenancies. Houses in family-friendly pockets of Pottsville, Bogangar, and Cudgen are often leased within days.

Investor sentiment in 2025 is cautious but confident. Most property owners are expecting steady capital growth over the next 3–5 years less boom, more balance. What they’re banking on is location, scarcity, and lifestyle appeal. In places like Kingscliff and Casuarina, that combination still carries serious weight.
Across the board, the buyers entering the market now aren’t here to speculate. They’re buying homes they plan to live in, lock away, or hold long-term. With new stock coming on slowly, especially in tightly held beachfront and resort precincts, competition is set to remain firm.
For sellers, the takeaway is clear: understanding who your likely buyer is and how they plan to use your property can shape everything from presentation to pricing strategy. For buyers, decisiveness remains key and those who come prepared are the ones walking away with the keys.
